· How much will you pay for my property?
We will give you a fair trade price for your property. Depending on your individual circumstances, this is typically between 70% and 90% of the price that you might obtain if you sell your house on the open market. Bear in mind, however, that we pay for legal fees, estate agent fees, a HIP, advertising and the cost of preparing your home for presentation. These are all costs which you avoid. You should not have any selling costs and we guarantee a fast and secure method of selling your home.
· How does your offer compare with that of an Estate Agent?
Many estate agents will over-value properties from the outset. This gives them space to suggest a drop in price if the property has not sold after a few months. They also know that the higher the suggested price, the more likely you are to employ them. For these reasons, the estate agent’s valuation will usually be above the market price.
We will assess the market value from information about comparable properties and then get a formal valuation from a qualified surveyor. You will not need to spend months (or even years) waiting for your estate agent to find you a buyer. You will not need to worry that your sale is going to fall through before exchange. Our offer for your house will be a certain, fixed figure, and you complete within a timescale that suits you.
· How will you value my property?
We will initially assess the market value from information about comparable properties and information you may have. Using this information, we will then work with you to arrive at a solution for your individual circumstances and make you a guaranteed cash offer.
If you are happy with the offer, we will then arrange a formal valuation from a qualified surveyor and, if you wish, proceed with the sale.
· How much does it cost to use this service?
Nothing! There are no estate agent’s fees, no need to pay for a HIP, and we pay your legal fees on completion.
· Do I need a HIP?
No. We are not estate agents and you will not have the need to market your property. We will pay for any searches as necessary to the legal process.
· Will you pay my legal costs?

· How long does the process take?
This will vary from case to case, and depends on when you want to exchange. We may be able to exchange within days if your case is urgent. Typically, the average time to completion is around 4 weeks. We have a range of professional advisers and Solicitors who we use who are capable of making sure the legal sale documentation can be produced and processed within agreed timescales. There may be longer delays if you use your own solicitor who is unable to work to a fast time scale.
· Can the timing be flexible?
Yes. Our job is to meet your needs. If you require your property to exchange with delayed completion, we can do this. We can act quickly or slowly, if you need us to. As there is no chain, you do not need to worry about other buyers pulling out. Sales through traditional estate agents result in 30% of offers falling through before exchange – this won’t happen to you as what you say goes, when you want it to!
· How fast will I get my money?
Your money will be released on completion. Your solicitor will do this. If you need a solicitor, we can recommend one.
· How long will I have to accept your offer?
As long as the circumstances of your sale have not changed, we would be happy for you to delay accepting our offer. Usually people accept within one month of the offer being made, but even six months later we may be happy to complete the deal according to our original offer. We won’t put any pressure on you to decide within a certain timescale. Talk to us and we can arrange what is best for you.
· How does the process work to sell through you?
Step 1 : Fill in the form on this website or phone us to give us the details of your property and your circumstances.
Step 2: We aim to contact you within 24 hours to discuss your requirements, discuss what options are available to achieve your requirements and make a cash offer for your house.
Step 3: If you wish to accept our offer, we will send you a one page mandate setting out your agreement to the terms of the sale. We incur significant up front costs for legal costs and also a Surveyors fee, if necessary, and we ask you to sign this agreement to show your commitment to the sale before we instruct Solicitors and Surveyor. Upon receipt of your signed agreement, we will arrange for a property survey if necessary, at no cost to you. If you do not have a solicitor, we can put you in touch with one to act on your behalf. We, or our professional advisers, will stay in touch and keep you fully informed on progress throughout the sale process.
Step 4: Within 28 days or, within a much shorter timescale if required, the sale completes and the money is transferred into your bank.
· Must I sell my house to you if I fill out your form requesting a valuation?
No. There is no obligation on you simply from filling in the form. After we have made you a cash offer, you can accept in principle but still have no obligation. We will then post you a one page sale agreement and ask you to return this to us to show your commitment. Once we receive this signed agreement from you, we will know that you are committed to the sale before we incur expenses for Solicitors and Surveyors fees, if necessary.
· Do I have to accept your offer?
No. You are under no obligation to accept our offer and it will cost you nothing. We do not charge a fee to produce an offer so you are under no pressure to accept.
· How many visits will you make to my house?
It may not be necessary for us to visit you unless you specifically request it. We may ask you to provide us photographs of your property but appreciate that not everyone has a camera. If we feel it is necessary to visit you, we would normally visit you just once. If a survey is necessary, you may also be a visit from a qualified chartered surveyor.
· Will I have to clean and tidy my house before you come round?
No. We are property professionals. We ignore the superficial state of the house. We may ask you to provide us photographs of your property but appreciate that not everyone has a camera. If photographs are provided, a visit may not be necessary. In any event, we will assess the cost of remedying any defects rather than being put off by them. You do not need to clean, tidy, decorate or make any structural repairs.

· We are being repossessed – can you stop it?
Usually, yes. Provided your property is worth more than your debts by a margin but in any event, you should call us to check. If you are being repossessed, contact us as quickly as possible and see if we can help you.
· We are being repossessed. If we sell to you, do we need to deal with the repossession process?
We will arrange for our solicitor to deal with your creditors and support you for any Court appearance. It is important you give full information about your circumstances so that we can take over managing the process.
· I need impartial advice about repossession. Who can I talk to?
In 2009, 46,000 households had their homes repossessed, according to the Council of Mortgage Lenders. There are many unscrupulous companies willing to take advantage of those facing repossession. · What are the steps of repossession?
Repossession begins when your mortgage account has been in arrears for three to six months, without any attempt on your part to address the situation. · I don’t have a solicitor, do I need one and if so where do I find a good one?
We believe that you should have a solicitor to act on your behalf when selling your home. We are happy to recommend you a solicitor if you do not already have one.
· My circumstances are unusual – can you help me in particular?
Yes. We are used to adapting to the needs of a wide range of sellers. A fast cash sale can be suitable for many people in many different circumstances. We will structure the process to match your individual circumstances, so that you have the best possible outcome.
· I want to sell my home but don’t want to move out until I am ready. Can I do this?

· Can I apply if I am behind with mortgage payments?
Yes. Whether you have mortgage arrears or other secured or unsecured debts we can normally arrange for these to be paid off direct on completion provided you have sufficient equity in the property to cover them.
· I am in danger of being repossessed – can you help?
Yes. We can sort out most repossession problems even if you have already just been evicted, provided that you have sufficient equity in the property. We will deal directly with your creditors and negotiate the release. They will usually be pleased to get the money they are owed so quickly and easily. Under these circumstances the sooner you contact us the better.
· I am planning to retire and need to raise some money – can you help?

· My house is already on the market with a local estate agent. Can I still sell through you and what do I need to tell my estate agent?
You can sell through us – but we would recommend you read through your estate agent’s agreement and give them the correct notice.
· My chain has broken down – what can I do?
Contact us. We can step in with a fast purchase and rescue the chain, whether it is you or another person in the chain who has lost their buyer. Don’t lose out on your dream home! · I am considering selling my house at auction – how would your service compare?
If you sell through us, we will take away the uncertainty of an auction sale – how much your house sells for, or indeed if it will sell at all! We will give you a cash offer for your home and can complete the transaction on a timescale of your choice.
· I have a property with tenants in it - will you buy it?

Because we are not going to be living in your property and we do not need to sell a house to buy yours, we have far more flexibility than you will find by a conventional sale process.
· What sort of properties do you buy?

· Does anyone need to know about the sale?
No, other than any investors we approach regarding your property and professional bodies involved in the trasnaction. Please read our privacy policy. You can trust us to be discreet with your sale. If we need to visit, it will be in an unmarked car. There will be no For Sale board outside your home, no property details in your window, the local newspaper, or on the internet. Your neighbours will normally only find out about the sale if they access the information at the Land Registry after it has been sold, or if you tell them.
· What is a cash buyer?
A cash buyer is someone who either has the money to buy your property sitting in the bank, or else has arrangements in place to raise the necessary finance without delay. That means that they are pre-approved for finance on property that meets certain criteria. It remains only for a surveyor to report on the specific property and certify that it meets the criteria for the funds to be available. In either case the finance should not hold up the purchase transaction.
